Conversion Varnish

Installer's choice, conversion varnish will be dry to the touch in 5 to 6 hours, with a cure time of ten days. It has the most durable finish, although there will be toxic fumes until cured (unbearable for two days). Plan on a maintenance coat in 20 years.

Natural Oil Finish

This is the least expensive, but softest finish. The finish will not scratch, although the wood may be dented if impacted. This is the only finish that can be repaired in patches rather than refinishing the entire floor, making it the ideal finish for rental properties. This finish is UV stable; it will not change color with light exposure. Plan on an inexpensive maintenance coat in 4 years. Cure/dry time is 4 hours (summer) to 8 hours (winter).

Oil-Based Urethane

This is a moderate cost finish (same as water-based urethane). Plan on a maintenance coat in 10 to 12 years. The finish takes on a slight amber tone with time. It will dry in 12 to 16 hours, with a cure time of 7 to 10 days (socks only, no pets during the cure time).

Water-Based Urethane

This is a moderate cost finish (same as oil-based urethane). It is the clearest finish. The finish dents easily but is very scratch resistant. Since the finish is water soluble, caution must be taken with mopping and with contact with water. Plan on a maintenance coat in 7 years. This is the quickest drying finish (4 hours), with a cure time of 7 to 10 days (socks only, no pets during the cure time).
